Enthalpy Industries Pty Ltd maintains the Essential Safety Measures (ESM) in your to commercial building along with overall facilities maintenance. We carry out scheduled preventative maintenance as per the requirements set under Building Regulations 2006. Each commercial building has its own level of mandatory maintenance you, as an Owner & or Leaseholder are obliged to comply with.
What Is An Essential Safety Measure?

Who Is Responsible? For a Building Owner to complete the legislative Annual Safety Statement they MUST ensure that mandatory scheduled maintenance is being carried out. It is however common for a Landlord to delegate the ongoing maintenance as part of your tenancy agreement. You may be required to engage contractors competent of adhering to the specific Australian Standards of maintenance relative to the Buildings Occupancy Certificate or relative documentation provided by the Relevant Building Surveyor (RBS).

The obligation to comply may lay with the Landlord and/or Leaseholder. Non compliance can result in fines of over $60,000 (for individuals) or over $300,000 (for companies).
